Five Easy Ways to Add Value to Your Home in Colorado Springs

With the spring selling season in full swing, I wanted to share some ways to add some value to your home. These things can be done right before a sale, and they can put some extra cash in your pocket at closing.
  1. Painting: This may be one of the easiest ways to add value to your property. Fresh paint is an extremely cost-effective way to add value to your home, and can go a long way to make buyers believe that your home is brand new. Just make sure that colors throughout your home (interior and exterior) are uniform, and buyers typically prefer lighter grays or tans with white trim. 
  2. Carpet: You definitely want your carpet cleaned or re-stretched before you sell. If your carpet is too worn out or too old, you may find comfort in the fact that you will double your investment when you take the plunge and get all new carpeting in your home.
  3. Update light and plumbing fixtures: This is an easy and inexpensive fix. Get rid of brass light and plumbing fixtures, as buyers are not wanting to see them anymore. 
  4. Appliances: Many of our homes have older appliances within them, and you might be surprised at how inexpensive it is to get new appliances. Buyers love to see stainless steel these days, and depending on how nice you want things to look, this could cost you about $2,000 to $3,000. 
  5. Focus on the curb appeal: People value nicely landscaped properties. It provides curb appeal, and outdoor living spaces are becoming increasingly popular. Even if you have a smaller yard you could extend your patio, or perhaps even install a fountain. You don't need to go too far, but make your outdoor space a place where people will want to spend their time. It will pay off when you go to sell your home. Power washing your property can make it stick out as well.
