What to Avoid When Buying Homes with Land in the Colorado Springs Area

Today I'll be discussing the top three mistakes that home buyers make when they purchase a property with land on it. I see people purchase lots and they don't realize that they're making a perilous decision.

1. Water rights:
When you purchase land, make sure that you have the proper water rights. If you have horses or a garden, you'll need to make sure that you can use the water in order to sustain those things. Also, if you have a well, make sure to get it inspected to make sure the water is safe.

2. Septic System Pumped and Inspected: In 2016, El Paso County just passed a new law requiring a seller to grant you a septic use permit. Your home purchase can become very expensive without one because you may have to pay $20,000 to $30,000 in repairs if something goes amiss.

3. Check the Zoning: Some homes are located outside of the county and some have HOA's. Some places allow animals on your property and some do not, so review all the HOA guidelines and covenants to ensure that you can do what you want with your property.
