We’re in a very competitive market in Colorado Springs right now, and we’re seeing a lot of buyers walk away empty-handed in bidding wars. However, there are many things you can do to improve your standing in an all-out bidding war.

1. Offer a competitive price. Sellers are savvy these days and know when they’re being lowballed. Put down a strong, confident offer but do not overpay for the home.
 

2. Sellers will sometimes pay the closing costs, but that has gone out the window in this market. If you can afford to pay closing costs, then I would recommend doing so. Many buyers aren’t paying for them.

3. Have a normal closing date. This would be within 35 to 60 days of closing. However, sellers prefer different timelines, so be sure to ask the seller’s agent about this.

4. Be pre-approved! A pre-qualification doesn’t really cut it anymore. You need a fully underwritten approval from a local mortgage lender. This will put you on the same level as a cash buyer in the eyes of a seller.
